One of a kind box truck tiny home for off-grid living

Purchased partially converted and did a complete overhaul to make this fully off-grid and liveable for my wife and I plus our 2 cats while we both worked full time. This rig can be fully off-grid for weeks at a time with 100gal fresh water, 1480 watts of solar, 320ah @ 24v of LiFePo4. Residential-size shower. Seperate fridge and freezer. High-efficiency 1-ton mini-split that keeps it cool or warm year-round. Well insulated. Can fit in most standard-size parking spaces and most beach lots throughout SoCal. The Truck (Chassis & Mechanical)

1. 2005 / Ford / E350 / V8 / dually
2. 23 feet bumper to bumper
3. Mileage: 143,300
4. Gas, 10-12 mpg
5. Clean title current registered in CA. Located in San Diego.
6. Great condition, no issues. I’ve recently changed 4 of the 6 tires. 2 should be changed soon and I’d be willing to get this work done before the sale.

Power System

1. 320 Ah at 25.6V LiFePO4 battery bank (8.2 kWh) with Bluetooth monitoring
2. Sungold 3000W all-in-one inverter/charge controller
3. 1,480W of solar with main disconnect
4. Victron Orion XS 1400 alternator charger. Hardly ever use it due to solar, but it is a backup in case of multiple cloudy days in a row in wintertime.
5. Victron SmartShunt 500A / 50mV battery monitor
6. Victron Orion 24V-12V DC-DC step-down converter
7. 120V residential breaker box
8. 12V distribution block
9. (3) 20A outlets
10. (1) 25A breaker – mini split
11. (1) 20A dedicated breaker – electric water heater
12. There is no 30a inlet, because have never needed one. But I do have one that is not installed and could easily connect to the Sungold all-in-one inverter/charge controller.

Climate Control

1. Della 12,000 BTU mini-split AC with hyper heat. 23 Seer, ultra-high efficiency, inverter compressor. It draws about 1000 watts at startup and then cycles down to anywhere from 250-450 watts to maintain space temp. Can keep it 68 degrees all day and not even touch the battery.
2. While the mini-split provides quick and easy heat, there is also a solid fuel stove that can burn wood, coal, pellets, etc. We would use charcoal bricks (the ones for BBQ) and it would be a nice ambient heat source on cooler evenings.
3. Well insulated all around in walls, ceiling, and underneath.
4. Maxxair fan for exhasut or supply air. Window by the bed means a nice cool breeze as the fan draws air through the window and across the bed while sleeping.

Water System

1. 100 gal fresh water tank
2. 66 gal gray water tank
3. SEAFLO 55 Series RV water pump – 12V, 60 PSI, 5.5 GPM, self-priming, smart pressure switch, 2-gal accumulator tank (NSF / UL listed). The accumulator tank is great because you can turn on the sink to wash hand / brush teeth and the tank keeps the pressure so pump may not even need to turn on.
4. Isotemp Spa 15 marine water heater – 4 gal, electric. Has capability for engine-radiator tie-in if desired (never needed it – solar + battery handled it)

Bathroom

1. Residential-style square shower pan (32×32) with custom shower walls
2. Nature’s Head composting toilet, vented to exterior – no smell. My wife was skeptical about a composting toilet, but it works so well and is way better than having to manage a black tank.
3. Vanity with mirror and interior storage
4. Window for ventilation and natural light

Kitchen

1. Deep sink with extendable faucet
2. Ninja Foodi air fryer. We would cook just about everything in this, but you could use something similar. This model is nice cause it flips up to use less space. We also would setup a Coleman stove, rice cooker and electric kettle (not included).
3. Mini-fridge under counter (120v)
4. 12v drawer freezer
5. Pull out drawer under sink for trash and storage, lazy susan under counter, (3) 2-door cabinets mounted up top. Spice racks mounted on wall.
6. Maxxair fan is in kitchen area so it doubles as a kitchen exhaust.
7. The only side window is located in kitchen area.

Living Space & Layout

1. Full size fixed bed above cab. Very comfy memory foam 4.5in mattress. One important note here. I am 5 foot 8 inches and am able to fully extend with about 2 inches before the clothes storage drawers start. If you are 5 foot 10 inches or above, you’d need to sleep at an angle to fully extend which may be tricky with 2 people. This could be redone by removing the clothes storage drawers and putting in a larger mattress, at which point the length would be around 7ft.

5. 1 small portal window by bed, 1 RV style window on passenger side of box by kitchen, 1 window in bathroom, screen door with lock so can leave open all day for nice airflow.
6. Designed to sleep only 2, but somebody could crash on the couch.
7. 4 good-size drawers for clothes. Closet to hang clothes.
8. Beneath the closet is an enclosure designed to fit a Litter Robot or Popur S7. There is also an exhaust fan dedicated for this area. If no cats, this could be extra storage.

Safety / security / WiFi

1. Deadbolt lock & normal lock on rear door. Screen door also locks.
2. Pass-through door latches from the inside.
3. (1) WiFi smoke detector, (1) non-WiFi smoke detector, (1) Carbon Monoxide alarm, (1) dedicated non-WiFi smoke detector in electrical cabinet.
4. Ring Security system complete with (1) Ring doorbell on exterior door, (1) Ring spotlight cam (doubles as backup camera and works even when in stealth mode). There are a couple other non-mounted Ring stick-up cams that aren’t includled. When parked somewhere at night, if anyone walks by the back or looks into the front cab, it will start recording / provide notification to your phone.
5. Starlink mini mounted to roof. Able to support 2 people working remotely.
6. Canvas cover that hides the house look for going stealth. We spent a year sleeping on the streets around SoCal and always felt safe/secure.

Exterior Storage

1. The following was done by a professional welder: extended rear bumper and installed tie-downs and u-block to mount a motorcycle. Comes with ramp to get bike up. Welder also hid the tanks I installed with steel that was painted white so it just looks like storage cases.
2. There are (4) small storage cases, (2) on each side for storage of tools and supplies.
3. I kept the rear ramp which can be pulled out and used as a large table.

Build Details

1. I acted as the GC, doing some of it myself, and then getting help with the following: All plumbing done by plumbers, AC installed by HVAC tech, metal work done by welders, most of the carpentry done by a professional carpenter helping me.
2. Build was completed June of 2025.
